The RICS Home Survey – Level 2

The RICS Home Survey – Level 2 (formerly HomeBuyer Report) is a detailed, non-invasive visual inspection for conventional houses, flats, or bungalows in reasonable condition, typically built within the last 130 years. It identifies significant defects, structural issues, and risks using a traffic-light rating system to help buyers make informed decisions. 

Key Features of the RICS Level 2 Survey:

  • Inspection Scope: Covers all accessible parts, including roof spaces, cellars, and a visual check of the services without testing. The inspection is non-invasive and furniture and floor coverings will not be moved, for example
  • Suitability: Most suitable for traditionally constructed houses without extensive alterations which have been built within the last 130 years which are in reasonable condition.
  • Report Focus: Identifies defects, risks, and maintenance requirements, but does not provide estimated repair costs.
  • Options: Available as "Survey Only" or "Survey and Valuation" (which includes a market value and reinstatement cost for insurance purposes).
